Calgary Lake Communities: What Buyers Should Know

Thinking about lake living? Here is how Calgary’s private lake communities work, what the annual fees cover, and how to choose the right one for your family.

Calgary Lake Communities: What Buyers Should Know

Calgary has more lake communities than any other Canadian city. Each one is built around a private, man-made lake run by a residents’ association, and homeowners pay an annual fee for access to beaches, swimming, paddling, fishing and winter skating.

How lake access works

Membership is tied to your address. When you buy a home in the community, you become eligible for the association, and the annual fee is typically registered against the title. Fees, rules and amenities vary from lake to lake, so always confirm the current details before you write an offer.

Waterfront or walk-to-the-lake?

Homes that back directly onto the water carry a significant premium. Many buyers get most of the lifestyle for far less by choosing a home a few minutes’ walk from a beach access point.

Questions to ask before you buy

  • What is the current annual association fee, and has it changed recently?
  • Are there any special assessments planned?
  • Which beach or clubhouse is closest to the home?
  • What are the rules for boats, docks and guests?
